The Process
Demolition & Dry Rot Remediation
HomeSmith began by:
- Stripping away all decking, fascia, and stucco cladding
- Removing waterlogged and rotted wood down to the structural members
- Reinforcing the balcony’s substructure with pressure-treated framing
Deck Reconstruction
To rebuild the deck:
- New exterior sheathing and framing was installed
- Custom horizontal wood railing was built and stained navy blue for modern contrast
- A pergola-style patio cover was constructed to provide shade without blocking airflow
- Everything was sealed with moisture barriers and painted with UV-resistant finishes
Stucco & Paint Refresh
- The failing stucco on the garage face was completely redone, including re-flashing and waterproof coating
- Finished with smooth white plaster for a clean, bright update
Staircase Modernization
The formerly underbuilt stairs were re-poured and reshaped. Improvements included:
- Smooth concrete steps with anti-slip tile accents
- Sleek, custom metal railing system in matte black finish
- New landings tied seamlessly into the rebuilt balcony
